Types of Schedule:
- Interim Schedule: may be produced if the landlord considers that the tenant is failing in their repairing responsibility at the detriment of the building fabric and this survey will instigate immediate action ensuring limitation of long-term repair costs and guaranteeing that the damage does not escalate into possible failure of building elements or even structural failure.
- Terminal and budget costed Schedule: these are prepared near the termination of the lease and in coincide with notice of termination to vacate premises via a tenant. The survey details all defects, general condition of the fabric and identifying the quality standard of the soft finishes which may have formed part of the lease requirements, once these items have been listed the tenant needs to carry out the necessary works before the termination date ensuring that the landlords interests are protected otherwise there will be a further increase in repair and delay costs associated thereto.
